Constructability & Modular/Pre-fabrication Planning
The benefits of constructability planning and modularization/prefabrication are greatly enhanced when the contractors are brought onto a project team at the earliest possible stage. Early contractor involvement presents the inherent ability to shorten a project schedule, while delivering high quality systems and facilities for the Owner.
Grote Enterprises performs constructability reviews on all projects, identifying and addressing issues that could adversely affect the various aspects which determine the success or failure of a project (schedule, budget, quality, safety, etc.). These reviews are performed by construction and engineering professionals, and focus on potential challenges, such as sleeve locations, large equipment access into the building, logistical planning, rigging, schedule adherence and equipment and material lead times.
In addition to the overall constructability review, our team reviews all opportunities to utilize pre-fabrication and/or modularization on the project. Each assembly that is pre-fabricated off-site creates a clear reduction in on-site labor required to complete the work. If these assemblies can be identified, planned, designed and fabricated before they are needed on site, the overall duration of the work is reduced.
